The Usual Culprits Behind Roof Flashing Failure

Roof flashing—the thin pieces of metal installed over roof joints, penetrations, valleys, and other areas where water gathers—is one of the most vulnerable parts of your roof. It’s important to keep an eye on these weak points, which may become an entry point for water to infiltrate the underlayers.

What are the usual culprits behind roof flashing failure? Timberland™ Exteriors, your trusted general construction company, lists them here.

Loose Flashing

After years of constant exposure to the elements, roof flashing might get dislodged or loosen over time. That’s why your roof should be inspected at least twice a year, ideally in spring and before the colder months. Through routine inspections and maintenance, contractors can replace loose flashing before rainwater gets the chance to infiltrate your roof’s underlayers.

Wrinkled Flashing

Prolonged exposure to temperature extremes can also cause some wrinkling on roof flashing. Remember: certain flashing materials expand and contract as temperatures rise and fall. Fortunately, wrinkled flashing can easily be prevented by choosing flashing material that’s suited to your climate.

Commonly Used Flashing Materials

Here’s an overview of the most commonly used flashing materials:

  • Sheet metal – Sheet metal flashing is the most common type of flashing on the market. It’s made from a combination of steel, zinc, and aluminum alloys.

  • Aluminum – Aluminum weighs less than sheet metal but is just as durable. Keep in mind aluminum flashing isn’t suitable for all homes. For instance, the aluminum flashing shouldn’t be installed on the roofs of homes with concrete and fiber-cement siding. That’s because alkaline found in cement and fiber cement siding can degrade aluminum.

  • Lead – Lead flashing is installed to cover the gaps between chimneys and roofing panels.

To learn more about the flashing materials suited to your area’s climate, consult a local roofing and home remodeling contractor. Since they’re familiar with the local climate, they can make better recommendations.
